You know what caught me off guard? Walking into this place and realizing it’s actually perched right on Prince of Wales Pier – I mean, you’re literally staying on top of the water. The Waterside apartment sits in these converted pier buildings that most people just walk past on their way to catch the ferry to St. Mawes, but honestly, they’re missing out on one of the best spots in Falmouth.
The Vi-spring bed is no joke – I’m usually the person tossing and turning in hotel beds, but this thing is ridiculously comfortable. It’s a proper king size too, not one of those cramped doubles they sometimes try to pass off. The whole apartment feels like someone’s stylish second home rather than a rental, which makes sense given the 9.1 rating it’s pulling. From the windows, you’re watching the chain ferry chug back and forth (sort of hypnotic, actually), and if you time it right during summer evenings, you’ll catch the sailing boats heading back into the harbor just as the light’s getting golden. The gated parking was honestly a relief – finding a spot in central Falmouth during peak season is basically a blood sport, so having your own guaranteed space about thirty seconds from your front door feels like winning the lottery.
What really sells this place though is the location without the chaos. You’re right in the thick of things – Dolly’s tea room is maybe a two-minute walk, and you can stumble back from the pubs on Market Street without calling a taxi – but because you’re technically on the pier, you miss most of the street noise. I mean, you’ll hear the occasional seagull having an existential crisis at 5 AM (it’s Cornwall, it comes with the territory), but it’s surprisingly peaceful for being so central. The morning routine here is pretty perfect: grab coffee and pastries from the Cornish Bakehouse on Market Street, then just wander back to eat breakfast watching the harbor wake up. If you’re here during Falmouth Week in August, you’ve basically got front-row seats to all the sailing action without fighting crowds on the waterfront. And here’s something I didn’t expect – the check-in was refreshingly straightforward, none of that awkward key-juggling you sometimes get with apartment rentals. It’s managed properly, which shows in all the small details that actually work.

The location is second to none. As you are staying on the pier, having your own parking space is a huge benefit. The lift to the apartment runs faster than I expected when I saw it, so that was a nice surprise.
Our main takeaway was that the whole package is extremely good value for the money. We will definitely book next time we are visiting my granddaughter.
What could be improved: The door lock needs a squirt of WD-40. As we only needed a door key and the lift call fob, fewer keys and fobs would be easier on the pocket.

The apartment was very clean and comfortable and pretty spacious. Close to the sea and restaurants and bars. It was also great having the gated parking. Charlotte was very helpful with everything.

Fabulous little apartment, right on the pier. Exceptionally clean and tidy and has everything you need. Comfy bed and sofa, the over the bath shower has really good water pressure (i know this info is important to some people) . Well equipped kitchen should you wish to cook for yourself. The lounge has a good sized tv and even has a collection of books and board games if you like a quiet night in. It comes with it's own gated parking with both lift and stairs access to the flat from the carpark.
What could be improved: The only downside is if you are a light sleeper you can hear some noise from the street at night but it isn't overly loud (no more than the daytime bustle, just seems louder as it's nighttime) the owners have thoughtfully provided earplugs though.Errol from Netherlands – 9 January 2025 (10/10)
