You know those places where the photos online actually undersell what you’re getting? The View in Kingsand is one of those rare gems. I mean, the name pretty much tells you everything – but honestly, when you step onto that sun trap balcony for the first time, the panoramic sweep of Plymouth Sound still catches you off guard. It’s the kind of view that makes you immediately start planning your morning coffee routine around it.
The apartment itself feels properly luxurious without being stuffy about it. Everything’s been done to a high standard – the kitchen’s got everything you’d actually want to use (decent knives, proper coffee maker, that sort of thing), and the living space flows nicely toward those floor-to-ceiling windows. What I really appreciated was how they’ve managed to keep that beachy, relaxed Cornwall vibe while still feeling upscale. The décor’s coastal but not in that over-the-top nautical way that some seaside places go for. And here’s something the listing doesn’t mention – the whole place stays surprisingly cool even on hot days, probably because of how it’s positioned to catch the sea breeze.
Kingsand itself is absolutely perfect if you want that proper Cornish fishing village experience without the crowds you get in places like Padstow or St. Ives. Market Street’s basically the heart of the village (it’s tiny, you can’t miss anything), and you’re literally a two-minute walk from the Halfway House pub – which, by the way, does excellent fish and chips and has locals who’ll actually chat with you. The beach is right there too, though it’s more of a pebble situation than sand, just so you know. Parking can be a bit tricky in the village itself, but the property gives you decent directions for where to leave the car without blocking anyone’s driveway. One thing worth mentioning – if you’re coming in summer, book dinner at the pub early because it gets packed with day-trippers who’ve discovered the ferry from Plymouth. But honestly, that’s part of the charm. You get the authentic Cornwall experience with the bonus of being able to retreat to your gorgeous penthouse when you want some peace and quiet.

Really nice property, nice weekend get away. Right by the sea a few pubs and a coffee shop on the corner. Lovely views would definitely stay again.
What could be improved: The walls are very thin so you can hear the other stayers. We were in the top apartment with two floors, which has quite steep stairs so if you struggle maybe choose the apartment below. What a beautiful apartment in a superb location. The flat is tastefully furnished, with style. It was joyous to sit on the window seat, with the evening breeze coming in through the open windows, watching the sun set. There are a selection of restaurants, pubs, cafes, a deli, and shops all within a few minutes stroll. Yet, there is little noise, other than the sound of the sea. The beaches are, again, only a few minutes away (the closest, not even that), and some delightful coastal walks for the more active. The host was always helpful and the hamper delicious.

Wet modern contemporary feel. Good bedding and towels. Nice utensils and fixtures.
