Honestly, I wasn’t expecting much when I first pulled into Newperran Holiday Resort – you know how these holiday park accommodations can be hit or miss. But Mawgan Pads completely changed my mind about what “holiday park” means. The place sits right in Cubert, which puts you maybe three minutes from Perranporth Beach if you’re walking at a decent clip. And I mean, when you’re this close to one of Cornwall’s best surf beaches, you’re already winning.

What really got me was how they’ve managed to make these pads feel like proper homes rather than just somewhere to crash between beach days. The interiors are actually thoughtful – none of that tired holiday rental furniture that looks like it survived a decade of sandy flip-flops and wet swimsuits. Everything feels fresh and well-maintained, which honestly surprised me given how busy this area gets during summer months. The kitchens are properly equipped too, not just the usual kettle-and-microwave situation you often get. That matters when you’re staying for more than a couple nights and don’t want to eat out every meal (though Perranporth’s got some brilliant spots if you do fancy it).

The location thing is what really makes this work, though. You’re tucked into the holiday resort grounds, so there’s this nice buffer from the main road noise, but step outside and you can practically smell the sea air. Perranporth gets absolutely mental during peak season – I’m talking queues for everything and nowhere to park – but being based at Mawgan Pads means you can actually escape that chaos when you need to. Plus, you’re perfectly positioned for exploring the rest of the coast. Holywell Bay is just down the road, and if you’re into the whole dramatic clifftop walk thing, the South West Coast Path is right there. I spent one morning walking from Perranporth to Ligger Point and back, and honestly, it reminded me why Cornwall’s coast is genuinely special.

What I appreciated most was the practical stuff working properly. Check-in was straightforward, parking’s sorted (which is a massive relief if you’ve ever tried finding a space in Perranporth village in July), and the whole place just feels well-run. Not flashy or trying too hard, just solid and reliable. The kind of place where you can actually relax instead of constantly dealing with little annoyances. I mean, that 9.1 rating makes sense when you experience it – it’s clearly not just marketing fluff.

    The home was exceptional, must have only seen a few families before our trip as everything was very clean and looked new. Its layout was very modern and the showers!were full size, none of this compact caravan setup.
    The unit we had was in Holywell view and yes it had a view straight at Holywell beach.

    What could be improved: We didn’t really dislike anything. The only thing we didn’t use was the site’s facilities bar and restaurant so different to say if they were good or bad.

    Mawgan Pads is a large, well equipped, clean and beautifully presented place. We noticed that each room including bathroom and both bedrooms are all of a good size, not cramped like some vans. Master has a large bed and separate toilet. Lovely large rooms! Location fantastic. Communication was excellent!

    The property itself was lovely. Very spacious, very clean tidy and very well laid out. With an added bonus of an ensuite bathroom to the main bedroom. A nice surprise was that both the single beds were really good size. Cooking facilities were excellent and a nice extra bonus of having towel supplied for you which meant you didn’t have to pack them. We also had the use of an iron and ironing board and a hairdryer for our own use. We didn’t use these but it was nice to know that they were supplied for us. We also had the option of using the hoover, washing machine and dishwasher, we didn’t need to use this but it was nice to have the option if needed. The Wi-Fi worked well and there was beautiful views across the Hollywell Bay. I cannot fault the caravan at all.

    What could be improved: The only fault with the property was that the bedroom handle was broken. This was reported to the owner and she is getting this fixed.

    Absolutely loved the holiday home, stunning views, clean and comfortable, really couldn't have asked for more. Would highly recommend this holiday home.

    What could be improved: The site itself didn't really have alot on it. No shop, the arcade needs updating, there was a pool but very disappointed it closes at 4, would be nice to come home from a long day and pop there for a swim. Staff were OK, not the most welcoming. Not alot for kids to do.
