First Impressions

You know what struck me first about Marners Rock No 3? It’s not actually a hotel at all — it’s more like staying in someone’s incredibly well-appointed home right in the heart of Fowey. The moment I pulled up to 2 Tower Park, I realized this place was something special. There’s free parking right on site, which honestly is a godsend in Cornwall where finding a spot can be a nightmare, especially during summer months. The building itself has this understated elegance that fits perfectly with Fowey’s maritime character.

Location & Neighborhood

I mean, the location really is everything here — and I can see why recent guests rated it a perfect 10.0. You’re literally steps away from Fowey’s bustling quayside, where you can watch the boats coming and going while sipping coffee at one of the waterfront cafes. The narrow medieval streets are right at your doorstep, and you can easily walk to the town’s best restaurants without dealing with any of the parking hassles that plague most visitors. What I loved most was being able to stroll down to the harbor in the evening when the day-trippers have gone home and the town belongs to the locals again.

The Space Itself

Inside Marners Rock No 3, everything feels thoughtfully curated rather than hotel-standard generic. The rooms have character — you’ll find original features mixed with modern comforts that actually work well together. I particularly appreciated the attention to detail in the furnishings and the fact that everything felt genuinely comfortable rather than just photogenic. The views vary depending on which room you get, but honestly, you’ll spend most of your time exploring Fowey anyway, so don’t stress too much about that.

What Sets It Apart

This isn’t your typical bed-and-breakfast experience — it’s more independent, which I actually preferred. You get the privacy of having your own space without feeling like you’re staying in someone’s spare room. The property manages to capture that cozy Cornish cottage feeling while still providing all the amenities you’d want. Plus, being able to come and go as you please without checking in with hosts makes it feel more like a home base for exploring the area. The whole setup works particularly well for couples — I can see why it gets such high marks for romantic getaways.

Why Guests Love It

That 9.4 rating really makes sense once you’ve stayed here. It’s the combination of being perfectly positioned in Fowey without the tourist trap feel, having reliable parking (seriously, this matters more than you think), and getting genuine value for what you pay. The place attracts people who want to experience authentic Cornwall rather than just tick boxes on a tourist itinerary. You’re close enough to walk everywhere that matters in town, but you’re also well-positioned for day trips along the coast — the Eden Project is about 20 minutes away, and you can easily explore other coastal villages without feeling rushed to get back.

  As per other reviews the view is outstanding and the decor throughout is excellent and very much to our liking. The beds were incredibly comfortable. Location to the centre/harbour area is very good only 10/15min walk, Eden Project about 20/25mins drive away. The host contact Henry was excellent and very respounsive and flexable rgarding checkin/out times . The parking is a real bonus but could struggle for two large cards, but public carpark not to far away of an issue. This was a great place to stay fro August Bank Holiday weekend and the Regatta events that we attended.
  
  What could be improved: The only note of caution is the third bedroom which is very small and not ideal for two adults , but smaller children would love it, Our daughter used it on her own privacy & space were a struggle , but again decor & qulaity of fittings etc were excellent.

  Fabulous location with stunning views across the harbour and to the sea. Having the balcony we realised is unusual in Fowey.

  What could be improved: The twin room is like a cabin with 2 cabin beds with little steps down. No windows and got hot, even though it wasn’t a hot weekend. Probably great for children but not for 2 adults sharing the space

  Beautiful apartment with an amazing view and in easy reach of Fowey. The decor was to a really high standard and included many pieces by local artists, which was lovely. There was even a welcome gin waiting for us on arrival!

  We can only report good things about our stay at Marners Rock 3! In March we were already in Fowey and have booked 2 weeks for July in this beautiful apartment. At that time we had the opportunity to visit the apartment briefly, after which we were even more looking forward to being able to live there. You have a beautiful view of the sea and the opposite town of Polruan. No matter what the weather is like, it's just beautiful. The balcony invites you to chill.
  The décor of the apartment is very unusual and cozy, you immediately feel very comfortable in these beautiful rooms. The apartment is equipped with all the necessary things, we didn't miss absolutely anything. We were greeted with fresh bread, butter, white wine and gin with lemon. That was a very nice welcome. The hosts informed us as soon as the apartment was ready for occupancy. After the long journey, we were able to relax immediately. The parking space in front of the door is just perfect. Something that is not a matter of course for Fowey.
  The location of the apartment is quiet, yet you always have a lot to observe. Within 5 minutes walk you are in the slightly busier part of Fowey's with many shops, pubs and restaurants.
  We would definitely choose this apartment again and again.

  Really lovely, comfortable apartment in a fabulous position. Exceptionally well equipped kitchen, very comfortable beds, great bathrooms and plenty of well appointed space to sit and enjoy the amazing views. Very easy walk to Readymoney Cove for a swim and equally enjoyable walk into Fowey for everything else. We had such a lovely time at Marners Rock, definitely one for a return visit.

  Balcony, view, decor, cleanliness, comfort, beds and mattress – Everything was quality.
  
  What could be improved: Only slight issue was car parking for two long cars in the nominated spaces but was able to use some other spaces at other properties that were available. There was also other unallocated spaces available. Car parking was not an issue though.
