You know what struck me first about Maple & Beech Barns? The fact that it actually lives up to its name – these are proper converted barns, not some wannabe rustic hotel that just slapped wood paneling everywhere. When you roll up the drive near Ladock (about ten minutes from Truro’s center), you’re looking at genuine Cornish farm buildings that someone clearly spent serious money transforming without losing their character.
The location is honestly brilliant if you want to explore Cornwall properly. You’re close enough to Truro that you can walk along the river or grab dinner at one of the decent restaurants in the city, but far enough out that you’ll actually sleep through the night without hearing late-night revelers. I mean, the nearest pub is The Falmouth Arms in Ladock village – nice enough for a pint, but this isn’t exactly party central. What you do get is proper countryside quiet, the kind where you might hear an owl or two but that’s about it. The parking situation is refreshingly simple too – just pull up outside your barn, no faff with permits or squeezing into tight spaces.
Inside, well, they’ve done something special here. The rooms manage to feel both cozy and spacious, which is tricky in conversions like this. The exposed beams are the real deal (not fake ones bolted on), and honestly, the beds are some of the most comfortable I’ve encountered in Cornwall – and I’ve stayed in quite a few places around here. The bathrooms are modern without being sterile, though I will say the water pressure is excellent, which matters when you’ve been hiking the coastal path all day. What really impressed me was the attention to small details – proper blackout curtains (crucial if you’re trying to sleep past dawn in summer), decent WiFi that actually works, and they’ve somehow managed the heating so these old stone buildings stay warm without feeling stuffy. The 9.8 rating makes complete sense once you’ve stayed here – it’s the kind of place where everything just works, and you can tell the owners actually care about the guest experience rather than just maximizing bookings.

Stunning location, clean, quiet accommodation, free off-road parking. Warm welcome from Pam as we arrived & a friendly goodbye as we left. Prosecco, cream tea & chocolates were all welcome additions. We used to stay here with the previous owners & it didn't disappoint. We'll be back soon!

Barn was clean, warm, and inviting. Superbly stocked with a welcome bottle of bubbly and scones. The owners were warm and friendly, all in a very peaceful setting.

Maple Barn was a lovely place to stay. Hosts Pam and John were very welcoming. The setting is so tranquil and relaxing but is convenient to travel around Cornwall. We will definitely re-visit. Highly recommend 👌

Good facilities, good layout, close enough to main roads but totally silent. Pam and John were great to chat to.
What could be improved: Personal critique, the bed was lovely and huge but mattress is very soft. This is personal, as my wife loved the soft mattress, I prefer a bed mattress so this did impact my sleep. Quiet location, but not far to travel for great locations. Lovely converted barn with everything you need for a self catering stay and the welcoming cream tea was a very enjoyable bonus!
