Hotel Description
You know what struck me first about this place? It’s actually right there on Ponsmere Road where you can hear the waves before you even see them – I mean, we’re talking maybe a two-minute walk to Perranporth beach, which honestly is one of those stretches of sand that makes you forget you’re still in England. The apartment itself sits in this converted Victorian house that somehow manages to feel both elegant and completely relaxed at the same time.
The “luxury” part isn’t just marketing speak either. Walking in, you’re hit with this gorgeous blend of contemporary design and those original period features – high ceilings, beautiful cornicing, but then these massive floor-to-ceiling windows that flood everything with natural light. The kitchen actually made me a bit jealous (and I’m usually hopeless at cooking) – proper granite countertops, top-end appliances, and enough space that you could realistically cook a decent meal instead of living off pub food for a week. The living area flows naturally from there, with this enormous sofa that faces toward the sea views. On a clear day, you can watch the surfers from your window, which is pretty magical with a morning coffee.
What really won me over though was the attention to those little details that most places completely miss. The shower has proper water pressure – I know that sounds mundane, but after a day on the beach, it matters. There’s actually decent WiFi throughout (worked fine for video calls, which surprised me given how many coastal places struggle with connectivity). The bedroom has these heavy curtains that properly block out light, plus the location is just far enough from the main beach car park that you don’t get the chaos of families loading up at 7 AM. Parking was straightforward too – there’s a designated spot, which in Perranporth during summer is basically worth its weight in gold.
I’ll be honest, the 9.7 rating initially made me skeptical (seems too good to be true, right?), but after staying there, I get it. It’s that rare combination of being genuinely comfortable without feeling stuffy or overly precious about itself. Perranporth can get absolutely rammed during peak season, but this spot gives you easy access to everything – the beach, those excellent cliff walks toward St. Agnes, even the local pubs – while still feeling like a proper retreat. The owners clearly know the area well too; there were recommendations for lesser-known surf spots and this fantastic little bakery tucked away behind the main street that I never would have found otherwise. It’s the sort of place where you end up extending your stay if you can swing it.

Attention to detail – blankets for sitting outside on the balcony, good coffee machine, cotton bedding, comfortable beds, nice towels, great powerful shower and very stylish decor. Owner very friendly and helpful.

Exquisite from start to finish. Will return. Host was excellent. Comms were excellent and our stay exceeded all expectations.
Nick from United Kingdom – 12 February 2025 (10/10)
Excellent location, spotless and comfortable flat, nicely furnished. Very friendly and responsive host.
What could be improved: Some mixing bowls for salads would have been handy. Also, no iron (although there was an ironing board).Natalie from United Kingdom – 1 January 2025 (10/10)
The decor, the facilities, it is dog friendly but immaculate and has the best location overlooking the beach

Exceptional location and views over Perranporth Beach. Lovely welcome treats on arrival. The apartment itself is much bigger than we were expecting. Jamie-Lee was a great host – easy to contact and really helpful during our stay.

Location is incredible, beach one side and high street the the other, everything you could possibly require just a few steps away. Website doesn't do the accommodation justice, far more spacious in reality.
What could be improved: Nothing much to add here as it was great, the little welcome bag of goodies was a nice touch, maybe just a pint of milk in the fridge to go with the tea bags would of been the icing on the cake.Becky from United Kingdom – 15 July 2023 (10/10)
Was just perfect- sitting on the balcony overlooking the beach was just amazing
What could be improved: Nothing – it was like home from homeElaine from United Kingdom – 24 June 2023 (9/10)
Lovely apartment with a magnificent sea view …
What could be improved: …just lacking a few of those luxury finishes like a patio set on the balcony , small tv in master bedroom and enough comfy chairs for 4 people . No luxury toiletries in bathrooms . This didn’t deter from the stay though… very central and an amazing view . Maybe a bit on the pricy sideMark from United Kingdom – 10 May 2023 (9/10)
Sea view. Wifi worked well. Clean, modern furnishings and bathrooms. Access was easy with good instructions. Regular comms with the owner was prompt and helpful. Shops and restaurants are a short walk away. A morning swim in the sea was a real treat too.
What could be improved: Windows facing the sea hadn't been cleaned for some time, however the owner responded to this request promptly which was appreciated. Overall the apartment was lovely but more expensive than we would have expected.
