You know what? I was honestly a bit skeptical when I first pulled up to Newquay Bay Resort looking for Kayes Retreat. The main park can get pretty hectic during peak season – all those families with kids running around, the entertainment complex buzzing until late. But here’s the thing that really impressed me: this three-bedroom caravan is tucked away in what they call the “quieter area,” and they actually mean it. It’s positioned far enough from the main action that you won’t hear the evening entertainment or the splash pool commotion, but you’re still close enough to walk over when you want to join in.
The caravan itself surprised me – and I mean that in the best way. When you hear “holiday park accommodation,” you might picture something a bit cramped or dated, but this place feels genuinely spacious. The three bedrooms work brilliantly if you’re traveling with family or friends who actually want some privacy (the master bedroom is properly sized, not just squeezed in). What I really appreciated were the thoughtful touches – decent kitchen equipment that actually works, comfortable seating that doesn’t feel like it came from a discount furniture warehouse, and honestly, the whole place felt clean and well-maintained. The heating responds quickly too, which matters more than you’d think during those unpredictable Cornish evenings.
Here’s what makes this spot special though – the location within Newquay Bay Resort gives you the best of both worlds. You’re literally minutes from Porth Beach, which is infinitely better than the crowded town beaches during summer. I mean, Fistral gets all the attention with the surfers, but Porth has this lovely, more relaxed vibe and rock pools that kids go crazy for. The coastal path runs right nearby too, so you can walk to Newquay town center along the cliffs in about twenty minutes – way more pleasant than dealing with the car parks in town. And actually, if you’re planning to explore the wider area, the A3075 is right there, so getting to places like Padstow or the Eden Project doesn’t involve navigating through Newquay’s summer traffic chaos. The only tiny downside I’d mention is that grocery runs mean either walking into town or driving to the Tesco on Henver Road, but honestly, that’s pretty standard for this area. With a 9.9 rating, this place clearly gets the fundamentals right – it’s clean, comfortable, well-positioned, and manages to feel like a proper retreat rather than just another holiday park pitch.

The property was perfect for my family of 4 with teenagers. The great weather added to the experience as I could sit outside and watch the sunset. Even the shower water pressure was a treat compared to home!

The caravan was perfect. It was very well equipped and spotlessly clean. It was in a lovely quiet location with room for 2 cars to park. Kerryn and Laura had set up the table ready for a beautiful cream tea. They also left other items. They went above and beyond and their communication was excellent. The swimming pool on the site was lovely and warm. We will definitely return.

The location was amazing for getting around, and being right on top of Newquay. In a nut shell, the whole experience was amazing from hosts going above and beyond to make us feel welcome and facilities..everything. Couldn’t ask for anymore, and we hope to return soon 😊

It was very homely & comfortable. Al the mode cons you need. Location was prefect with a walk to Porth Beach!! The afternoon tea for our arrival was amazing & so memorable. I would definitely stay again & recommend!

The property was spotless and the owners had not only provided all of the essentials which I’ve often not been left with in a holiday home (kitchen cleaner, toilet paper etc), they set up a tremendous afternoon tea with a bottle of Prosecco.

Everything was absolutely amazing, the caravan was immaculately clean when we first arrived, and the area it was in general that the caravan was in was amazing, we loved everything about the stay and hosts were also really lovely and helpful, and they even bought us a cake when we celebrating a birthday! I really do recommend staying here and booking with them as it is a great experience for the whole family.
