You know what really caught me off guard about Little Eden? It’s tucked away on Bullans Lane in a way that makes you feel like you’ve discovered some well-kept secret, even though you’re literally minutes from the heart of St Ives. I mean, the address doesn’t lie – this place genuinely feels like a little slice of paradise that someone just happened to build a gorgeous detached house on.
The parking situation alone is worth talking about, honestly. Anyone who’s tried to navigate St Ives during peak season knows that finding a decent spot can turn into a proper nightmare. Here, you’ve got your own dedicated space right there, which means you can actually explore the town without that nagging worry about where you left your car or whether you’ll get a ticket. It’s one of those things that sounds small until you’re dealing with the summer crowds flooding into the Tate St Ives or heading down to Porthmeor Beach with all their gear.
What really sets this place apart – and I think this is why it’s pulling those incredible ratings – is how it manages to give you that proper Cornwall coastal experience without any of the usual compromises. The house itself feels substantial and well-thought-out, not like someone just converted a cramped cottage and called it luxury. You get the sense that whoever designed this actually stays in hotels themselves and knows what travelers really want. The kind of details that matter when you’re unwinding after a day hiking the coastal path or wandering through the narrow streets of old St Ives, getting properly lost among all those art galleries and seafood restaurants.
Location-wise, you’re perfectly positioned for everything that makes St Ives special. The Barbara Hepworth Museum is basically a pleasant stroll away, and when you want proper beach time, both Porthmeor and Porthminster are easily walkable – though honestly, Porthminster tends to be a bit more sheltered if the wind picks up. There’s something really satisfying about being able to pop back to your own space when the town gets a bit too touristy, especially during those busy summer afternoons when everyone’s queuing for pasties and ice cream.
I’ll be honest, the 9.9 rating had me a little skeptical at first – I mean, nothing’s perfect, right? But after experiencing how smoothly everything runs here, from the check-in process to just the general comfort level of the space, it actually makes sense. It’s that rare combination of being properly luxurious without feeling stuffy or impersonal. You’re getting five-star quality in a setting that still feels authentically Cornish, which is harder to pull off than you might think. Plus, having your own detached space means you can come and go as you please without worrying about disturbing other guests or dealing with thin walls – something that becomes really valuable when you want to catch those incredible sunrises over the harbor or come back late from dinner at one of the harbor-front restaurants.

Little Eden, was the most appropriate name for this fantastic house. It is a lovely property with a quiet sunny garden that got sun all day, and wonderful kitchen, well equipped and spacious with views onto the garden. Lounge and bedrooms were spacious and very well appointed. The huge bath was a rare treat. Location 5 mins walk into town and valuable parking. Owner was very helpful and made a lovely stay even better with advice on places to go. Felt like a true home from home.

An exceptionally good location at the foot of a quaint hill. Each morning, as you open the door, you're greeted by the stunning vista of the clear blue sea in the distance. The garden is meticulously maintained; I thoroughly enjoy the ambience of sitting in the dining room with a view of the lush greenery. It's a superb location, with a shop just around the corner and a mere few minutes' walk to the local restaurants and town centre. Moreover, the level of cleanliness is comparable to that of a top-tier hotel. This is by far the cleanest and most comfortable residence I've stayed in compared to the others I've booked.

Our family loved our December stay at Little Eden. It is by far the best equipped holiday home we have stayed in and felt far more like a home than a rental property. Everything is of excellent quality, from the bedding to the kitchen appliances. It was also a refreshing change to find oil, tea bags, sugar, salt and pepper etc in the larder and plenty of loo roll and kitchen roll too. And the welcome basket was a thoughtful touch. We loved the towelling dressing gowns and white fluffy towels.
The house is warm and cosy and we enjoyed lighting the gas fire after a day out. We also enjoyed the large bathroom and lovely bath and shower. There was no shortage of hot water. It felt like no corners had been cut. The house is spotlessly clean, in a great location and a pleasure to stay in. The garden is a good size and pretty, but it was too cold to enjoy it this time.
Rohan is very responsive and helpful, offering ideas and suggestions for places to visit.
We will certainly be back and wouldn't hesitate to recommend Little Eden.
