Hotel Description

You know what? I’ve stayed at a lot of farm B&Bs over the years, but Chypons Farm actually gets it right in ways that most places just… don’t. It’s tucked away in proper Cornish countryside just outside Penzance – not the touristy bit everyone flocks to, but the real working farmland where you’ll hear actual roosters in the morning (which honestly sounds annoying but is oddly charming when you’re on holiday).

The thing about this place is that it feels like staying with friends who happen to have their act completely together. Sarah and Mike – the owners – they’ve been running this for years and it shows. Check-in was dead simple, parking’s right there without any of that awkward maneuvering around narrow farm gates, and they actually remember your name throughout your stay. The rooms are what you’d hope for in a 5-star place but without any of that sterile hotel feeling. Mine had this massive window overlooking fields that roll right down toward Mount’s Bay, and I mean, you can see St. Michael’s Mount on a clear day. The bed was one of those situations where you sink in just enough – proper comfortable, not too soft. And the shower pressure? Thank god, because nothing ruins a farm stay quite like a pathetic dribble of lukewarm water.

But honestly, it’s the breakfast that’ll have you planning your return visit before you’ve even checked out. Everything’s either from the farm itself or sourced from neighbors down the lane – eggs from their own hens (obviously), but also honey from the apiary about a mile away, and this incredible bacon from a farm near Gulval. They don’t make a big production about the “farm-to-table” thing, they just quietly serve you the best breakfast you’ll have in Cornwall. The dining room looks out over the same fields, so you’re watching sheep wander about while you’re working through your full English. There’s something deeply satisfying about that – I mean, you’re in proper countryside but you’re not roughing it at all. The WiFi works perfectly (I had calls to take, unfortunately), it’s quiet enough that you’ll actually sleep through the night, and Penzance town center is maybe ten minutes by car when you want proper restaurants or the train station. If you’re planning to explore West Cornwall – Sennen, Land’s End, the Minack Theatre – this is actually a brilliant base because you miss all the traffic chaos of staying right in town, but you’re not stuck in the middle of nowhere either.

This delightful rural retreat was a highlight of our stay in Cornwall. Angela welcomed us warmly and ensured that we had everything we required.
It's a charming old building, very beautifully decorated.
    The breakfast food was excellent!
Also, Angela was very helpful with regards to where to eat (there are two excellent country pubs nearby) and how to get to St Ives – the train from St Erth was a great idea.
    Highly recommended.

What could be improved: The only thing that caught us by surprise was that those excellent rural pubs don't do dinner on Sundays!

  • Blake from United Kingdom – 22 June 2025 (10/10)

The location was amazing and the breakfast they provided was top notch! It was a nice amenity that they did not need to provide!

What could be improved: Nothing really, it was super enjoyable.

This was our second stay at Chypons Farm – it is our preferred location for any stay in Cornwall. The accommodation is superb, as was the breakfast, with local produce and a good balance between cooked items and cereals. The owners are exceptional at making you feel at home, and the facilities are superb. It surely cannot be bettered! We will be returning on or very next visit to Kernow.

What could be improved: Everything was just as we would have wished for.

Very cute and spacious room in a lovely cottage with beautiful garden. Very comfortable and the host was very responsive and happy to accomodate an early check-in. Lovely breakfast (they provide a hamper with a mix of things and they replenish it on a daily basis). Plenty of parking. I would definitely stay here again. It's ideally located between St. Ives and Penzance and also close to some other lovely places but you definitely need a car to reach this accommodation.

What could be improved: Nothing. The only small thing to note is that the entrance to the shower is a bit narrow so if you are a bigger built it might be a little tricky to get it but it wasn't a problem for me (the shower in itself is big)

  • Julie from United Kingdom – 12 September 2024 (9/10)

Everything very well organized even fresh strawberries, owner easy to contact. Lovely conversion

  • Gregory from United States – 5 September 2024 (9/10)

Very nice accommodations. Large room with everything you could need!

What could be improved: One lane roads my be intimidating for some

I wanted somewhere quiet and secure (because I was travelling on a motorbike), and Chypons Farm fitted the bill perfectly, being five miles or so outside St Ives. In addition, the stone buildings there are gorgeous, as are the grounds. I was in a spectacular, self-contained room with vaulted ceilings and exposed rafters, plus a super-comfy bed and lots of windows that made for pleasant night-time temperatures after hot days. The Continental-style breakfast was taken in the room, with plenty of pastry/bread/fruit/yoghurt options that suited me fine.

The owners were extremely helpful in allowing me to stash some gear outside of normal check-in/check-out times while I went off on the bike to do things. They also recommended a pub with a great beer garden in the village of Zennor – and I liked it so much that I spent more time there than in St Ives itself.

What could be improved: The only slight issue I had was with the shower. While the bathroom as a whole was a good size and nicely presented, the smallish walk-in shower had a very narrow entry/exit that I found awkward to squeeze through. Oh, and I'm slightly embarrassed to admit that I couldn't get the capsule-style coffee machine to work!

  • Eyersey from United Kingdom – 24 June 2024 (10/10)

Really good welcome from the owners, such a lovely room. It's one of the nicest places I've ever stayed in. Really peaceful area.

What could be improved: There wasn't anything I didn't like

  • Heidi from United Kingdom – 13 June 2024 (10/10)

Quiet surroundings, beautiful grounds, comfortable bed with lovely pillows, great facilities, delicious breakfast, discreet host. Couldn’t fault it.

    What could be improved: Nothing
