You know what struck me first about this place? The name basically tells you everything you need to know – it’s literally on Beach Road, and honestly, that short walk to Charlylon Bay they mention is more like a gentle stroll that takes maybe three minutes if you’re dawdling. I mean, you can practically hear the waves from the property, which is pretty sweet if you’re someone who finds that sound relaxing (though fair warning – it might keep light sleepers up on particularly windy nights).

The location is actually brilliant if you want that perfect balance of seaside calm without being completely cut off from civilization. Charlestown is genuinely just a quick walk away, and I love that you can pop over there whenever you want to explore those famous historic harbor scenes – you know, the ones they’re always filming period dramas in. The coastal path access is the real gem here though. You can walk for hours along those cliffs, and there are some absolutely stunning viewpoints that most tourists never bother to find because they stick to the main beach areas. Plus, being dog-friendly means you’ll see plenty of happy pups racing around, which honestly just adds to the whole relaxed vibe of the place.

What really impressed me was how they’ve managed to maintain that 4-star quality without feeling stuffy or overly polished. The 8.6 rating makes sense when you experience it – everything works as it should, the rooms are comfortable and well-maintained, but there’s still that authentic Cornish character that some of the bigger chain hotels completely miss. The staff actually know the area too, which is rarer than you’d think. They can point you toward the best local pubs (definitely ask about the ones in Charlestown – some real hidden gems there) and they’ll give you proper walking route suggestions based on how energetic you’re feeling. Parking isn’t a nightmare either, which anyone who’s tried to navigate Cornwall in summer will appreciate. The whole setup just feels thoughtfully done – like someone actually considered what travelers really need rather than just checking boxes on some corporate hospitality manual. It’s the kind of place where you can genuinely unwind without constantly worrying about whether you’re missing out on something better down the road.

  Our stay at Beach Road house in Charlestown was excellent. My wife, our parents, our dog, and I found it very comfortable and cosy. The kitchen was a standout, and the beds were wonderfully comfy. The backyard was perfect for our dog to roam, and having parking for two cars was a real plus. The house also had a TV, which was great. Overall, we highly recommend Beach Road house for a relaxing and enjoyable getaway.
  
  What could be improved: Everything was great, but some people may find the bathroom on the first floor a bit small.

  Ideal location for visiting the Eden Project and the Lost gardens of Heligan, as well as Mevagissey and Charlestown.
  Loved the decor -gave a very 'coastal' feel.

  What could be improved: The towels and tea towel were a bit 'musty'. Possibly not effectively dried? Tumble drying costs more but it gets towels drier and softer.

  A lovely stay here. A really nice house close to the Eden Project. All very clean and tidy and the host left us some chocolates too which was a nice touch. Thank you for a wonderful stay!

  Home from home. Extremely well equipped. Great central location. Immaculate inside and nice garden with good quality garden furniture. Nicely decorated. Shower very good and powerful and nice deep bath. Parking directly on the drive. Row of restaurants close by. Tesco’s 15 min walk.

  Clean, spacious, well equipped. Great location for access to coastal paths and visiting Charlestown!

  Fantastic location. Probably 10 minutes walk to the big Tesco, Charlestown harbour and Carlyon beach both a only a short walk. AJs coffee shop does a great breakfast.
