Look, I’ve stayed in plenty of places around Cornwall, but this apartment honestly caught me off guard – and I mean that in the best way possible. You know how sometimes the name of a place is so long you expect it to be compensating for something? Well, the “5 mins from the Eden Project Baybreeze Holiday Apartment” actually delivers on every single promise in that mouthful of a title.

The location is absolutely spot-on if you’re planning to hit the Eden Project (and honestly, why wouldn’t you?). I timed it – it’s literally a four-minute drive, maybe six if you get stuck behind one of those tourist coaches winding through the lanes. But here’s what really got me: those sea views aren’t just estate agent nonsense. From the main bedroom, you’re looking out over St Austell Bay, and on a clear morning – which happens more often than you’d think in this part of Cornwall – you can see all the way across the water. The super kingsize bed situation is legit too, proper comfortable, not one of those doubles masquerading as something bigger.

What I really appreciated was how quiet it gets at night. St Austell itself can be a bit buzzy during peak season, but this spot sits just far enough out that you’re not dealing with late-night pub crowds or early morning delivery trucks. There’s decent parking right there (massive bonus if you’ve ever tried finding a space in Padstow or St Ives), and the whole setup feels more like staying at a well-organized friend’s place than a typical holiday rental. The kitchen’s actually equipped for proper cooking – I mean, you’ve got Eden Project and the Lost Gardens of Heligan practically on your doorstep, but sometimes you just want to grab some fresh crab from the harbor and cook it yourself, you know? The local Tesco is about two minutes away, though honestly, if you’re here on a Saturday, hit the St Austell farmers market instead – much better produce and the locals are genuinely friendly, not just tourist-friendly.

The 9.2 rating makes complete sense once you’ve been there. It’s one of those places where all the little details work together – the WiFi actually functions properly (crucial if you’re trying to book dinner reservations or check tide times), the shower has proper pressure, and there’s enough space that you’re not tripping over each other’s suitcases. I stayed during a particularly wet week in October, and even with the weather being temperamental, having those sea views and the cozy setup made it feel like a proper retreat rather than just somewhere to crash between attractions.

    Very comfortable and well located for the places we wanted to visit. We tried many of the restaurants recommended and Charlestown was a particular favourite.

    The location was ideal – it really was right on the epicentre of everywhere we wished to visit. The Eden project, beaches,heligan , Charlestown and l large supermarkets were a very short ten min drive away at the most.we went to Padstow one day and it took 35 mins, and I booked a massage ok the nearby spa which was a lovely treat and also a 4 min drive away. Private parking and a Green at the front made all the difference when it came to keeping this relaxing.

    The apartment was stunning, and has everything we needed during our stay, the beds were comfy and attention to detail from the soft towels to the trays in the dressing table made it feel like a hole from home

    What could be improved: That we didn’t have the foresight to book it for longer!

    Well equipped, lovely view, nice and warm. Great communication from the owner. Parking and access was straightforward.
    Coffee, tea, sugar, and milk were available, although we had brought your own, it’s nice not to have to worry about that sort of thing.

    What could be improved: Very small sink in the ensuite bathroom, or have a wash in it. The shower, is excellent in both bathrooms.

    Beautiful apartment in a great location with plenty to see and do locally. The hostess was so responsive, helpful and friendly. She provided a leaflet with places to visit and recommended places to eat out which was so helpful.

    What could be improved: Only one thing, in one of the bedrooms the blind didn’t block out the light and it bothered one of my sons. Apart from that the apartment was exceptional.
