Hotel Description

You know what hit me first when I pulled up to 12 Ivy Cottage? It’s not actually what you’d expect from the name – this isn’t some quaint little B&B with chintz curtains. It’s this gorgeous Georgian house tucked away in Halsetown, which honestly most people just drive through on their way to St Ives proper. But here’s the thing about staying slightly outside the town center – you get all the charm without the summer crowds basically camping outside your window at 6 AM.

The cottage (and I use that term loosely because this place is pretty substantial) sits on this quiet residential street where you can actually hear the birds instead of tour buses. Parking was dead easy, which anyone who’s tried to navigate St Ives in July will tell you is worth its weight in gold. The owners have clearly put serious thought into the details – I mean, the linens alone probably cost more than most people’s entire vacation wardrobe, and the bathroom… well, let’s just say I spent longer than necessary in that rainfall shower. What really got me though was the kitchen setup. They’ve stocked it like they actually want you to use it, not just heat up a sad microwave meal. Proper coffee machine, decent knives, even local milk in the fridge when we arrived.

The location is honestly perfect if you know the area. You’re maybe a ten-minute walk down to Porthmeor Beach – and I’m talking about the path that locals use, not the tourist route through town. It’s this lovely ramble past some absolutely stunning houses (the kind where you peek through gates and wonder what people do for a living). St Ives itself is right there when you want the galleries and restaurants, but you can escape back to Halsetown when the day-trippers get overwhelming. The Tate St Ives is practically next door, and if you’re into that sort of thing, the Barbara Hepworth Museum is a five-minute stroll. What I really appreciated was having proper space to spread out after days of exploring – this isn’t one of those places where you’re climbing over your suitcase to get to the bathroom. The sitting room actually feels like somewhere you’d want to spend an evening, maybe with a bottle of wine from that little shop on Fore Street. And the bed… honestly, checkout time felt criminal because I could have stayed horizontal for another few hours. It’s the kind of place that makes you understand why people keep coming back to Cornwall, even when they swear they’re going to try somewhere new next time.

    Clean, comfortable and a great peaceful location. We walked into St Ives a few times, took about 40 mins and is an easy downhill walk (through Polmanter campsite which avoids the busy main road) Great location for exploring the local area. Weather was perfect and we had a fabulous time 🙂

    Stayed for 4 nights at this stunning cottage super close to St Ives. The place is amazing, perfectly secure garden if you have dogs, huge bedroom with a very comfortable bed and a superb living area great to relax after a day touring around the South of Cornwall. The communication with the owners was brilliant and they were incredibly helpful. Can’t recommend enough.

    The cottage was surprisingly large, almost Tardis like from the inside. The main bedroom is huge. Parking was fine in that there is a parking space on the street but we were allowed to park off road when other guests left their accommodation. The host was very friendly and did everything to make sure the stay was great.

    What could be improved: It was very cold when we arrived mid afternoon and the accommodation was cold inside. A small observation would be that maybe the heating could have been turned on prior to our arrival, other than that no issues.

    The cottage was very roomy, clean and modern placed on a quiet road with a pub at the end of the road. Good WiFi , fabulous comfortable king size bed with great bedding. Lovely lounge with comfy settees one turns into a double bed. Lovely little kitchen with everything you could need.

    What could be improved: Wasn’t keen on parking on the road but at the end of the day it wasn’t an issue.TV WiFi downstairs kept on freezing

    Everything. It’s brilliant. Home from home. Extra details like the board games and outdoor toys for the kids to play with, a barbecue if you wanted to use it. WiFi was good, close to town centre just a quick drive. my children said it was their best holiday yet and that they’ll always remember it.

    Thank you for a lovely stay, I’m more than sure we will be booking again.

    What could be improved: I think it needs a latch or lock on the bathroom door. That’s literally the only downfall.
